These terms apply to your use of meltonpropertygroup.com and the Melton Property Group resident portal. By using the site, you agree to these terms.

Who the portal is for

The resident portal is for current tenants on a Melton Property Group lease, prospective applicants we've invited, and authorized co-tenants. Don't share your login. If someone else needs access, ask us to invite them properly.

Acceptable use

  • Use the site honestly and only for purposes related to your tenancy or application.
  • Don't upload anything illegal, harassing, or that infringes someone else's rights.
  • Don't attempt to bypass access controls, scrape data you don't own, or interfere with the service.
  • Photos and messages should reflect actual property conditions and communications.

Account responsibility

You're responsible for keeping your login secure. Tell us right away if you think your account has been accessed by someone else.

Maintenance requests are not emergency services

If there's a life-safety emergency — fire, gas leak, flooding, medical emergency, or threat of harm — call 911 first. Then follow up with us. The maintenance portal is checked during business hours and is not monitored 24/7.

Vendor dispatch

When we approve a maintenance request, we may share the property address, a description of the issue, and photos with a vendor so they can do the work. Your phone and email are not shared unless we explicitly opt to share them for that job.

Limitation of liability

The site and portal are provided "as is." We work to keep them available and accurate, but we can't guarantee uninterrupted service or that every entry is error-free. To the maximum extent allowed by law, Melton Property Group is not liable for indirect, incidental, or consequential damages arising from use of the site. Nothing in these terms limits liability for fraud, gross negligence, or anything else that can't legally be limited. Your underlying lease agreement governs the landlord–tenant relationship; these terms are about using the website.

Changes

We may update these terms occasionally. If we make a meaningful change, we'll post a new "last updated" date and, when it affects tenants, send a notice through the portal.
